Location: 6th District, Bucharest, Romania Total Surface Area: 16500sqm Project Status: Proposal, Concept Date: 2009 General and design for architecture, structure, installation, permitting The project studied the possibility of locating a 4-star Hotel in a central location and without this functionality, in the 6th District of Bucharest. A study was carried out to assess the possibility of reconstruction and development of an existing commercial and public food complex between the blocks of flats located along 1 Mai Boulevard, capitalizing on the coefficients provided in GUP of Bucharest. The proposed construction has a reinforced concrete structure, exterior masonry enclosures, ventilated facades, and installations related to the program. From a functional point of view, the project presents 2 basement levels for parking, technical and civil defense shelter, ground floor and mezzanine public spaces with cafe, restaurant for the public, spa, reception, reception spaces, reception, business center. On 2-6 levels there are accommodation spaces for 220 rooms with double beds, singles, apartments, meeting rooms, and on the last level there is a closed circuit restaurant for hotel guests. Giurgiu Hotel
Location: Giurgiu, Giurgiu, Romania Total Surface Area: 2175 sqm Project Status: Proposal Data: 2008 Design proposed in Giurgiu downtown, the 35-rooms hotel adds a distinct urban character to its surroundings. The project proposes a volumetric composition that differentiates hosted functions. The ground floor volume accommodates the reception and the restaurant being, at the same time, the glass pedestal of the 4-storey accommodation volume. These two main volumes are highlighted by the vertical circulation that connects them through constructive elements that respond both to aesthetics of the architectural object and to the optimal functional use of the interior. The facades’ approach enhances the urban features of the project by combining clear shapes, contrasting chromatics and a harmonious ratio between solid and void. The exterior elements faithfully reflect the indoor features, highlighting both scale and functionality. Hotel rooms are presented with small-dimensional gaps in the tectonic facade of the accommodation volume, while common spaces, like hallways, the lobby and restaurant receive plenty of glazed spaces where the void prevails. Introducing small convenience stores, LaDoiPasi is meant to be placed within residential areas or neighborhoods, promoting the concept of proximity shopping. Found both in urban and rural areas, they are recognizable by consistency of the visual concept, presenting cheerful colors and an instantly memorable logo and name. The brand has been designed in line with the latest market trends, providing essential products for everyday life. Location: Craiova, Dolj, Romania Total Surface Area: 35000 sqm Project Status: BP – TP, entered conservation Date: 2011 General designer and design for architecture, design coordination, permitting The Adora Mall project, with a surface are of 35000sqm, was completed up to the Building Permit and Technical Project phase in 2011. The project entered conservation due to the general economic situation. The already started building phase entered conservation and wsd separately authorized to maintain the building site in operational parameters, until work would resume or the investment would be sold. Location: Buzau, Buzau; Targu Jiu, Gorj, Romania Total Surface Area: 4500 sqm Project Status: Completed proposal Date: 2007-2008 General designer, and design for architecture, installations, design coordination, permitting Pilot project design for Interhome home improvement company’s main stores in Romania. The company’s brand identity is illustrated through colors while the architectural volume is defined by the entrance area, the general layout of the shop and its completion through complementary functionality specific to commercial spaces placed in multi-function commercial parks. The project encompassed general design, architectural design, structural design, specialty installations, roads and platforms, permitting. The entrance is the center-piece, a creative take on DIY company’s visual identity. The project was designed to be placed in Buzau and Tg. Jiu. The project is centered around efficiency and functionality, comprising a metal and precast concrete framework with precast outer wall panels. Shops are medium-sized, placed in malls, commercial centers with multiple functions and it promotes the concept of a complementary community shop holding sports products. Commercial spaces are well-known for their visual concept consistency, based on the company brand identity, having vivid colors, an easy to remember name and logo. The brand is present in multiple locations, according to the newest trends and market requirements, offering products that are necessary for everyday life. Piatra Neamt Adridan
Location: Piatra Neamt, Neamt, Romania Total Surface Area: sqm Project Status: Completed Date: 2016-2017 General and specialty design for architecture, structure, design coordination, installations, interior design and execution supervision, technical assistance, tendering, permitting The investment represents the first medium-sized store using the cash & carry system for an important actor in the local county market of consumer products and general goods (food and nonfood). The project included the sales hall with closures, structure and installations, the layout of the store with flows and function, the furnishing of the space with shelves, as well as the exteriors with land improvement, special foundations, roads and platforms and vertical systematization, retaining walls and slopes. 19 Iride Offices
Location: 9-9A Dimitrie Pompei Bvd., Obiectiv 19, Bucharest, Romania Total Surface Area: 22657 sqm Project Status: Completed Date: 2019-2020 General designer and design for architecture, structure, design coordination, installations, permitting Client: IRIDE S.A.Optim Interior Design Photo: Mihai Covrig The project was aimed at renewal of an existing office building, Iride 19, completed in 2005, and bring it to conformity on existing operation and fire safety standards. A full modification of internal space designations was proposed and it covered all levels of the office building. The construction spans five leves, respectively: underground, ground floor and three levels, and undergoing modernization is BREEAM certified. Facade areas affected by remodelling have been rebuilt, exterior Reynobond type platings were replaced with courtain walls on the ground floor area. The glazed area was executed with courtain walls (anodized oxidation painted aluminum profiles), insulated windows (outside secured – taking into account the solar factor, dual-pane on the inside), complete system (pressure cap, decorative cap, drippers). The entrance was redesigned and the main building access consists of a revolving door and two side doors opening towards outside. The internal spacing, ceilings, floors and traffic areas have been rebuilt and upgraded to present fire proofing standards. Outside pedestrian areas included in the refurbishment and expansion of the main building were rebuilt using interlocking tiles bordered by precast concrete prebuilt curb-stones. Landscaping was carried out on the building’s perimeter and interior light courts on the ground floor, using grass, cold-resistant decorative shrubs and trees. The automatic fire extinguishing installation using sprinklers was entirely rebuilt along with the fire detection and alarm system. Smoke screens and open drencher curtains were placed on the interior courts’ facades to protect the enclosed areas. The project received 2022 BigSEE Slovenia Award. Location: D. Pompei Bvd., Iride Business Park, Bucharest, Romania, Romania Total Surface Area: 17500 sqm Project Status: Completed Date: 2019-2020 General designer and design for architecture, structure, design coordination, installations, permitting Client: IRIDE S.A.Ground floor concept: Arch. Christian Hoppe (www.hoppe.at/home.html)Photo: Mihai Covrig The project was aimed at renewal for an existing office building, Iride 18, completed in 2005, and bring it to conformity on existing operation and fire safety standards. A full modification of internal space designations was proposed and it covered all levels of the office building. Two outside access pathways to the first floor of the buidling were dismantled. Due to these modifications it was necessary to rebuild the affected facade areas. A new metal frame stairway was built in the lobby that has an intermediate platform which links the ground floor with the first floor. The internal compartment walls on the ground floors between the traffic areas of the main facade have been reconfigured through a lobby area resizing and also a cafe and meeting room with a view towards the interior light courtyards were created. The project received 2022 BigSEE Slovenia Award.
