Rewe Filiasi

Location: Filiasi, Dolj, Romania Total Surface Area: 23000 sqm Project Status: Completed Date: 2022 General designer and design for architecture, structure, design coordination, installations, interiors, quality site supervision, technical assistance, tendering The logistics center benefited from an investment of 26 million euros and is currently the industrial building with the highest BREEAM 92.89 score (Building Research Establishment Environmental Assessment Methodology). To build the warehouse, an extensive team of over 130 specialists was needed, comprising OOPY Architecture office together with Mr. architect Adrian Pop from the ADP architecture office and partners from Wincon. The construction was designed, from the beginning, as a sustainable, energy-efficient building, with energy production from renewable sources, very low water consumption, special attention to the comfort, safety and health of the people using the building. The impact on the environment was carefully monitored during the construction period and subsequently mitigated by planting and other measures that support biodiversity. Materials with a lower carbon footprint and environmental certificates (EPD – Environmental Product Declaration) were chosen, and the site had strict requirements to follow the same principles of reducing resource consumption, ensuring worker safety and health, respectively reduce impact on the environment as much as possible. The construction work lasted nine months and was completed in October 2021. The warehouse is one of the best performing within the REWE Group. It has more than 1,200 photovoltaic panels with an installed power of 650kWp, electric car charging stations and a centralized heat and electricity consumption monitoring system integrated into the central system in Vienna. It serves around 50 stores, which means faster deliveries, fresher products and lower CO2 emissions. The warehouse has a ​​23,000 sqm area, a height of 13.7 m and an extended receiving and shipping area with a height of 6.5 m, as well as a temperature-controlled space of 8,600 sqm. Crisan Bed and Breakfast

Location: Crisan, Tulcea, Romania Total Surface Area: 1515 sqm Project Status: Completed Date: 2007-2014, 2017 General designer and design for architecture, structure, installations, roads&platforms, urban planning     An interpretation of Danube Delta’s rural architecture, the project seeks to create a harmonious blend between the archetype of traditional fishermen houses and contemporary luxury.     The architectural language specific to the area, comprising the thatch roof, the use of wood with white and blue plaster coatings, is integrated into a contemporary mix of volumes that include holiday accommodation amenities with complementary functions. Various elements are harmoniously combined to present a time continuum where tradition meets innovation. The design present some innovative solutions: the grid of concrete beams for foundations, metallic structure, metallic panels for walls (for fire safety) finished with reed. Animals’ Farm

Location: Pantelimon, Ilfov, Romania Total Surface Area: 700 sqm Project Status: Completed Date: 2012-2015, 2017 General designer and design for architecture, structure, installations, interiors (with MOKA Design Studio), quality site supervision. The Animal Farm was created as a clients’ desire to create a space dedicated to public interaction, especially for children, with as many domestic animals as possible. The idea was materialized by setting up a farm – park. The abandoned barn located on the old farm’s premises initiated a process of capitalization and architectural conversion. Relocated and regenerated, it has taken a new role as an access pavilion – a centerpiece for the whole ensemble, referencing  traditional values. The wooden structure of the barn, and especially the spatial morphology, have been preserved and highlighted by continuity of wood’s expression in all its forms, from the structure to the facades and finishes. The ground floor has the following main functions: events space, education and leisure, reception, ticket offices, dining room (with kitchen and related annexes), closed terrace, souvenir shop. The loft accommodates the following functions: two spaces for events, office  level hall, water closets and technical rooms. Anania Photos: Mihai Covrig; Builder: TTL Construct The headquarters of the “Titu Maiorescu” University of Calea Văcărești, sector 4, Bucharest is an ensemble of buildings where one of the most famous, popular and dynamic private prestigious universities in Romania operates. Titu Maiorescu canteen is a space on the ground floor of a new building intended for a dormitory and was designed to be more than a home, namely a social space, a core that not only serves the daily needs of university students but mainly brings people together. Designed to encourage the young generation’s expression, its artistic manifestations and the communication between students, the canteen space is equipped with: a stage, a bar area, integrated sound system, scenic lighting and a preparation area and all related services. Generously sized, it is located on the ground floor of a student dormitory on the same-named campus, designed by OOPY Arhitectura. The total surface area of 400 sqm, is divided into four bays, one of which is intended for preparation activities, the other for bathrooms and offices, while the rest of the space is furnished as flexibly as possible to be suitable for various student activities while still maintaining a focus point: the bar and the opposite scene, respectively. The identity of Titu Maiorescu University is found chromatically in the choices made at the level of finishes, as well as furniture. Created in industrial style with Scandinavian accents, the interior space design borrowed from both sources of inspiration the practical, orderly part, the honest character specific to them. The lighting is differentiated according to the activities’ zoning: stage, technical spaces, serving space and bar area. The idea of introducing vegetation on the inside as well as preserving large white surfaces was borrowed from the Scandinavian style specificity. Titu Maiorescu University Canteen project intends to be a living nucleus that pulsates, generating connections on the entire campus level. Gheorghe (Tulcea County), an interpretation of the Danube Delta’s rural architecture, the project seeks to create a harmonious blend between the archetype of traditional fishermen houses and the lifestyle of our days. Expression in the architectural language specific to the area – the reed roof, the plastered walls finished in the traditional free-hand style, the use of wood with white and blue plaster coatings – is integrated, to generate a contemporary mix of volumes  that blend holiday accommodation amenities with other complementary functions. Our aim, inspired by our beneficiary’s expectations,was to create a modern space with an archaic, traditional flavor, giving tourists the best perspective while also allowing for a great view of the ensemble from the surroundings. The project – not our first in that part of the country – had its own design challenges. Our previous design experience in the area of Danube Delta, corroborated with the descriptions of the new Guide for Architecture Design into restricted area of Danube Delta realized by OAR (Romanian Order of Architects) was one of the starting points in our start design phases. We also considered how to best highlight the natural qualities and beauty of the place while challenging the geomorphological soil composition (soft soil, very high groundwater), all within the specific legal framework applicable to the Danube Delta protected area. The later included strict conditions such as simple volumes, rectangular or square windows, roofs with simple geometric shapes in two slopes covered with reed, using light blue color for doors and window frames. The settlement is placed on a 1,000 sqm surface and it is composed of three building modules, two of them hosting six units for guests, and the third one providing the place for dining and kitchen preparation areas. The design is socially inclusive and adapted for persons with disabilities. The built area is developed only at the ground floor, with specifically small and pavilion volumes to create the least interference in the protected area. In order to follow our ecological purposes, we designed a combined heating system, using a pellet burning heat plant combined together with photovoltaic panels for all the buildings in the complex. Meanwhile, the architectural expression highlights specific local elements, such as the blue color framing, the white hand-plastered walls, the porch, the tympanum, and the wooden roof decorative elements, combined with innovative solutions, like the grid of concrete beams for foundations, metallic structure, or metallic panels for walls (for fire safety) finished with reed. A good example of blending traditions and today’s standards consists of the use of the reed for roofs and the exterior walls, on a base of fireproof metallic support structure, in accordance with the actual fire safety norms. In regard to the architectural and structural design, we consider building in this protected natural reservation area both as a privilege and a real challenge.
