Popescu 3D: Cristian Moga Avoiding being iconoclastic, we can say that the overall image of the house is inspired by F. L. Wright’s “prairie house”, with strong geometry and horizontal development, with detached external structures, extended walls, large consoles and large terraces. The brick finish, characteristic of this style, was replaced by another equally warm one, wood, creating a strong connection between house and earth. Thus, the entire building is covered with wooden paneling, in combination with cold finishes – stone and metal frames at the windows. The access gates make the connection between the house and the surrounding nature by using the predominant materials inside – wood, stone and metal, delimiting the street property firmly, but discreetly. Sunlight and full use of natural light were some of the central elements of the architectural concept. The glass surfaces – doors, railings – almost invisible due to the scarcity of elements made of other materials, give the feeling of fluidity and transparency, contributing, in turn, to the free roaming of light and the projection of the shadows of nearby trees. The interior was designed as a flexible, open space with asymmetrical level plans – elements designed to support the harmony between interior and exterior, while offering all the functions required by the beneficiary: on the ground floor there are the living room, kitchen, bathroom and a technical room, and upstairs – three bedrooms, one double, two bathrooms and a dressing room. The concept of architecture aimed at creating a single-family home, in harmony with the natural environment, the emphasis being on openness, clarity, smoothness of details and simplicity, but also on the building’s energy efficiency. The house is ecologically designed, with a BMS system, using the latest technologies, with low energy consumption, efficient heating (underfloor heating) as well as intelligent heating and cooling control installations, up to the control of blinds and sunshades. The project received the 2022 BigSEE Award, Slovenia. Stoica Ludescu Building

The project is placed in a mixed area of Bucharest, between the high-rise buildings of the communist regime and the interwar middle-class residential styles. The building has an exclusively residential purpose. It consists of a collective housing unit located near a major boulevard in Bucharest, but placed in a secondary plan, therefore benefiting of intimacy and noise protection. Moreover, the building is close to a medium-sized urban park, improving the comfort provided by the building’s facilities. The building’s volumes escape the monotone pattern of collective housing, enriching the urban architectural picture with playful shapes, profiles and niches, retracted floor areas, also supported by the harmoniously coloured facade finishes, all integrating in the built area. The entrance is strongly marked by the canopy that protects the ground floor exterior parts and completes the cell defined by the volumes built at this level. Ample balcony and terrace openings valorise lights and shadows projections on the facades, increasing the dynamics of the building shapes. Large room glazings amplify the natural light effect generated by the main East – West orientation. Good quality and modern finishes, ventilated facades, granite floor tiles in the common traffic areas, wood, tiles and sandstone covered floors in the apartments, glass railings on balconies, as well as high-quality door and window frames, all of them have a major contribution to the tenants’ comfort. The underground parking is large, spanning over two floors, and satisfies, in a compact and efficient manner, the mobility needs of building’s tenants. Thus, the noise and air pollution impact over the neighbourhood is significantly reduced. The half-basement floor is designated for the building’s technical areas, as well as additional storage rooms distributed among the tenants. Although the built areas are dominant, they encapsulate and highlight, among others, certain vegetal elements by placing several little interior gardens in cells specially conceived for this purpose. Through its concept and approach, the proposed project succeeds in becoming a landmark in the concerned area and its perspective. The building’s architecture, materials and installations are integrated in the sustainability concept, providing the full functionality of a modern house. The architectural object thus becomes, through its composing elements, a complete urban intervention that highlights the human presence. Arctic Warehouse – PIT 1B+PIT 2B/CTP Romania/ CTPark 94 km, A1 Highway

CTP Arad

CTP holds CTPark Network, the largest integrated premium business park system in Central Europe, with more than 4.5 million square feet of Class A space in over 80 strategic points. In Romania, CTP is the largest developer and manager of Class A logistic and industrial spaces with over 700,000sqm of leased area in ten cities: Arad, Bucharest, Cluj-Napoca, Deva, Ineu, Pitesti, Salonta, Sibiu, Timisoara, Turda. Adequate preparations are made for cranes and crane-ways as needed. A mezzanine above the docks boasts a load-bearing capacity of 500 kilograms per square metre. Steel-fibre reinforced concrete floor slabs resist dust and stains. A standard load-bearing capacity of five tons per square metre is ideal for all warehouse racking systems and light industrial machinery. Facade sandwich panels (Trimo, Kingspan, or similar) have a mineral wool core, providing 120 minutes of fire resistance. Tenants benefit from secure, low-maintenance insulation that is 100% waterproof and UV-resistant. All new roofs are built ‘solar-ready’ with a minimum of 10% skylight coverage. Ventilation flaps provide ample natural light and a source of sustainable energy. Energy-efficient lighting provides just the right lux in just the right location. Recessed LEDs in the production and warehouse areas adjust automatically according to daylight intensity. Lighting intensity also varies throughout the warehouse space: corridors between racks are lit to 150 lux, storage areas 200 lux, and loading dock areas 300 lux. The production hall is lit to 300 lux. Each warehouse and production hall is equipped with an ESFR ceiling sprinkler system. Fire protection design, including portable fire extinguishers and other equipment, is adapted and implemented according to applicable standards. All air-handling units are equipped with heat recovery with over 67% efficiency. Production halls are kept at 17°C and warehouses at 12°. Roof units ensure hall ventilation, destratification fans circulate hot air, and over- and underpressure technologies ventilate locker rooms and bathrooms. Warm-water and decentralised gas heating units keep hallways warm. Schlumberger Complex

Location: PWP-Aricestii Rahtivani, Prahova, Romania Total Surface Area: 17372 sqm Project Status: Completed Date: 2011-2012 General designer and design for architecture, coordination, roads and platforms, permitting Ploiesti West Park is a modern project of industrial warehouses, with storage and production spaces, covering an area of ​​300 hectares, including rented industrial halls, Built-to-suit (BTS) developerd, with major occupants, respectively land available for use as developments/sales. The park includes major names in the oil field, production and the automotive sector, respectively logistics. This project is built to suit the needs of the beneficiary, developed by Alinso Group in 2012 for Schlumberger. It is a multifunctional complex built on 50,000 m² of land, dedicated to the production and service of oil and natural gas and hosting a research and development center. Schlumberger is a modern class A industrial property, developed with high energy efficiency. Standard included building materials: industrial floors and doors, heating, ventilation, lighting and electrical distribution, ISU fire protection systems, thermal insulation and fire-resistant roofs, entrance gates.
