Titu Maiorescu University Extension

Location: Bucharest, Romania Total Surface Area: 1308 sqm Project Status: Underway Date: 2019 OOPY Arhitectura and TTL Arhitectura Authors: Arch. Razvan Mosneag, Arch. Octavia Popeea, Arch. Iustin Popescu, Arch. Oana Bucur, Arch. Alexandru Aprodu, Arch. Oana Cretu, Arch. Florin Aursei, Collaborators: Arch. Alexandru Ciuperca, Arch. Andrei Radu, Arch. Bogdan Niculae, Arch.Tekla Kálmán Structure: Eng. Ionut Chise, Eng. A. Stanescu, Eng. G Maier, Eng. D, Stefan, Eng. M. Gh. Popescu, Installations: Eng. Ionut Stefan, Eng. Carmen Constantin, Eng. G. Cristescu, Eng A. Nita Renders: Cristian Moga The project represents an extension for one of well-known private prestige universities in Romania. The project’s aim was to extend and modernise the existent building with a ground floor built area of 1,308 sqm, and to create a milestone intervention in the centre of Bucharest. The existing building was erected in the early ’90s, in a downtown location in Bucharest, over an old existing concrete foundation, from the communist era. An interesting aspect consists of the old communist structure itself. This structure was realized in the North Korean building style of the former regime – a store-factory for the people in the surrounding area. At that time, the communist regime planned to influence the living style of the people with the goal of controlling the population’s meals and food consumption. For this reason, in Bucharest, several common-dining centres were created, soon named “Hunger Circus” in the population’s slang. The structure itself was designed at the highest standards regarding stability and seismic reaction. For example, the structural calculation took into consideration loadings of 900 kg/sqm, and, due to this, in the early ’90s, transforming the building into university headquarters was simple and effective. The later building of the university was realised with the economic and technical possibilities of those times, as available for a medium-sized public building, functional and effective for students and the needs of the university. 25 years later, extending and refurbishing this building occurred as a necessity for the present and future needs of the university. Starting from the architectural concept, the project’s general idea was to create a two and a half levels upper extension, over the existing building, based on a modern approach, transparency, and respect towards the environment and energy efficiency. A metallic structure similar to a container framework, was designed for the extension, placed and hanged over the existing concrete building. The exterior facades and volumes were designed to be covered with Equitone panels and high energy efficiency glass walls. The interior design was created as a high-tech industrial space combined with interrelated organic spaces. Additional amphitheatres, laboratories, classrooms, conference rooms were designed and finished with best quality materials. Natural light was one of the most important details of the extension’s design, choosing the main building facades’ positioning towards East, South, and West, so that the sunlight may reach all these spaces. Seen from the outside, the new building expansion represents a remarkable presence in the wider picture of the built surroundings. The project received mention on the short list at 2019 Romanian Building Awards, Bucharest, Romania. Bogdan Anania Photos: Mihai Covrig General designer and design for architecture, fesability study, structure, design coordination, installations, interiors, quality site supervision, technical assistance, permitting Initiated with EU funds (Regional Operational Programme) and aiming at tourism development and accessibility improvement for one of the main traditional ski areas in Romania, the project consists of two over-ground parking areas and one at ground level, as well as the complete renewal of two streets of 3.8 km. Parking 1 (total surface area GF+2 = 4,580 sqm) provides 232 parking places, out of which 6 are for people with disabilities. Parking 2 (total surface area for GF + 2 = 6,760 sqm) provides 481 parking spaces, out of which 6 are for people with disabilities. The ground parking (3,390 sqm) has a capacity of 123 cars. At the same ground level, along the Liberty Avenue, parking places for the local cars and for buses were designed and provided. The multi-storey parking buildings were realized on lands not used before, located on a steep slope, in areas intensively travelled frequented by tourists, especially during the wintertime. Different land heights represented both an opportunity, from the design perspective, and a technical challenge. The urbanistic organisation and the placement of objectives in this complex project, as one can notice from the bird’s eye view, covers in an adequate manner the tourists ‘itinerary from the resort entrance to the ski slopes. The proposed solutions take account for land characteristics – stable, rocky, placed in the immediate vicinity of mountainsides, generating occasional floods, especially in the rainy or winter thaw periods. The parking buildings are in harmony with other neighbouring buildings, both in terms of height and design, being lower than the closest ones.  White walls, the metallic sun shades in cold brown, grey metallic framework of bridges and stairs are in consonance with the surrounding buildings and nature. The softness and simplicity of details and surfaces, as well as the partial blending with the land makes a strong connection with the forest and the mountain hosting them. The project also considers the movement of tourists with specific equipment, providing ample walking spaces, allowing to easy trips even when carrying skis, snowboards, or slides. The use of footwear such as ski boots imposed stairs and walking lanes design made of resistant materials, which also allow for easy ice and snow removal from boots and frequent snowing, as well as avoiding slippery areas development. Metallic perforated floors on stairs and overpasses allow snow removal, also impeding the fall of bigger objects (ice formations, ski poles, etc.). The parking ventilation mode allows for permanent air circulation, due to sun shades visors and open walls that reduce the risk of glazed frost formation or moisture trapping. Meanwhile, during hot weather, it helps prevent overheat of both the inside area and cars within the buildings. House with a Liquidambar

Location: Bucharest, Romania Total surface: 166 sqm Project status: Completed Date: 2020 OOPY Arhitectura and TTL Arhitectura Author: Arch. Razvan Mosneag, TTL Arhitectura, OOPY Arhitectura co-authors: Arch. Octavia Floria Popeea, Arch. Iustin Popescu, Arch. Vlad Barladeanu, Arch. Oana Cretu Structure: Eng. Mihail Gh. Popescu, Tech. Raluca Pacurar Builder: TTL Construct Photos: Mihai Covrig   The house with a liquidambar is designed for a family with children, aiming to provide a wide open space in an existing areal of a former working class neighbourhood. The liquidambar, a tree with a particular meaning to the owners, has its place in the centre of the house which is so old, yet with such a refreshing present.   The house preserves the initial site structure and organisation, keeping the traditional space partition, its conformation and its main volumes; the old, thick brick walls contribute to the thermal and phonic interior comfort, while the new finishes and all other interior design elements turn this space into one adapted to the living style of our present time, with all its esthetical and practical benefits. The interior design elements are enriched both by the sunlight penetrating through the big glazing surfaces at the ground floor as well as the ceiling windows from the upper floor, complemented by artificial light, spread around by fixtures tailored for each space. Windows’ placement was decided so the light would be, as necessary, diffuse and intimate in the relaxation zones (living room, the greenhouse, the dining areas, the bedrooms), or tonic and powerful in areas such as bathrooms, spaces for food preparation, certain areas in the children or the living rooms. The materials blend harmoniously as texture and colours: stone and the wood, both natural, the metal and the glass, all of them of best quality, convey the feeling of rest, hospitality, comfort, and relaxation, being also easy to maintain due to the minimalist simplicity of the accessories and the surface smoothness.
